The Power District Goes Vertical

The Power District Goes Vertical with First 10-story, 300,000 Sq. Ft. Corporate Campus

Salt Lake’s Downtown Expands West with The Power District

SALT LAKE CITY, Utah (October 27, 2025)—Salt Lake’s downtown is expanding west with The Power District, Larry H. Miller Real Estate’s 100+ acre mixed-use development and hopeful site of a future MLB stadium. Today, community leaders gathered to celebrate the groundbreaking for a state-of-the-art 10-story, 300,000 sq. ft. corporate campus for Rocky Mountain Power. Those gathered hail The Power District’s proximity to both the downtown core and the Salt Lake City International Airport, as well as its connection to two key state amenities: the Jordan River and Utah State Fairpark.

“The Power District is more than a project—it’s our family and organization’s commitment to Salt Lake City and the State of Utah,” said Steve Miller, chairman of the Larry H. Miller Company.  “This development will create thousands of jobs, ignite economic growth, and serve as the gateway neighborhood to Utah’s Capital City.”

“We are excited to break ground on The Power District’s first building, a 10-story corporate headquarters for Rocky Mountain Power, that will expand Salt Lake’s skyline to the west,” said Steve Starks, CEO of the Larry H. Miller Company. “There is great momentum in this community, and we are grateful for our many partners who share our commitment to developing this world-class sports and entertainment anchored mixed-use project.”

Larry H. Miller Real Estate, along with its award-winning community design team, is incorporating sustainable practices and innovative design into The Power District’s master plan. This approach ensures that the spaces created not only meet today’s needs but also respect and enhance our community and state for future generations. This site features views of the downtown skyline and pristine Wasatch Mountains. The Larry H. Miller Company is working closely with the support of a broad and diverse coalition of community leaders, including state leaders, the Utah State Fairpark, Salt Lake City, the Jordan River Commission and westside leaders, to incorporate several area master plans that have been studied over the years and coalesce in a unified vision for the Capital City’s westside community. The plan creates enriching experiences, celebrates the cultural and agricultural heritage of the area, and provides a place for families and visitors alike to enjoy purposeful amenities and connection.

The Power District master plan overview:

·           320,000 Sq. Ft. retail

·           300 hotel keys

·           1-mile riverfront clean-up and access

“At Larry H. Miller Real Estate, we build the places where life takes place,” said Brad Holmes, President of Larry H. Miller Real Estate. “In an area currently devoid of housing, The Power District will add a mixture of housing types and price points, including introducing 2-3+ bedroom housing options, opportunities for home ownership, and family-friendly amenities. This catalytic project allows us to not only enhance the quality of life for residents but also attract opportunities that benefit our great State of Utah with the remediation, enhancement and activation of the Jordan River and its banks.”

The first corporate campus at The Power District is being built for Rocky Mountain Power in conjunction with SOM, Architectural Nexus, and Okland Construction. The all-electric campus is inspired by the character of the historic Gadsby Power Plant; it translates the district’s industrial past into a modern, efficient, and human-centered workplace. Purpose-built for Rocky Mountain Power, the design responds to the company’s culture, workforce, and role in the community. Its efficient structural system and thoughtful exterior form create a high-performance, adaptable environment and establish a distinctive presence on the skyline. When completed, the building will be more than a corporate campus; it will be a workplace designed around people, a landmark that honors history while looking forward, and a catalyst for The Power District.

“Rocky Mountain Power’s current facility was originally built in 1951, and we are excited for an updated building with modern technology and modern tools that will allow our dedicated teams to maintain the level of service that our customers expect, while being a part of this vibrant Power District community,” said Dick Garlish, Rocky Mountain Power president.

An investment of $10 million for infrastructure improvements and site clean-up is underway. In collaboration with community partners, The Power District will elevate the Jordan River and improve this natural asset through remediation, enhancement and activation of the river and its banks, improving water quality and restoring native vegetation and fish, providing unmatched recreational opportunities in an urban setting.

Through the Larry H. & Gail Miller Family Foundation, the Westside Community Grant Initiative has awarded more than $1 million to build the capacity of non-profit organizations that serve Salt Lake City’s west side residents. Additionally, Intermountain Health has contributed $175,000 in matching funds.
